The objective of this work is to analyse the role that rents, in particular land rents, play in the distribution of resources of the economy. We will briefly cover some litterature on the subject and then suggest how increased demand for land in precise places, such as the so-called "spuerstar cities", to which it corresponds a fixed supply, could be responsible for the increase in land prices, with important consequences on related housing prices. In the end, we will present an alternative view arguing how there could be some artificial restrictions on housing supply which are responsible for these increases in prices. We will present some empirical evidence considering the effect of zoning restrictions on housing affordability.
